Vision
Our project managers have a pulse on their project’s scope, schedule and budget – their health,
exposure and opportunities. They are intimately acquainted with DKN’s Pre-Construction and
Construction Administration phase requirements and can speak to the construction and the
administrative aspects of each job. Their strong relationships with the project team allows them to
execute on the scope within cost and duration and produce a property that meets the stakeholder
vision.
Expectations
Build Manage Project Team
Lead a cohesive project team(s)
Coordinate and facilitate efforts of project team
Shortlist qualified people in their disciplines [general contractor, design consultants]
Ensure quality and timeliness of contract execution
Review and ensure contract coordination documents are provided in a timely manner,
responded to as per contract terms, and in-line with owner preferences
Familiarity and compliance with contract terms
Reconcile differences and mitigate dispute, without compromising DKN or the project
Communication with all, but not limited to, the following stakeholders: general public,
general contractor, subcontractors, design consultants, city, government entities, brand,
bank
Escalate non-performance and non-compliance issues to the right people at the right time
Scope
Valuate scope and scope change
Negotiate contracts
Administer and participate in site visits to monitor and report on quality, accuracy and
progression of work
Organize owner-services necessary for construction
Intimately acquainted with the contract documents [drawings, scopes of work, etc.]
Develop and administer RFPs, RFQs, and contract documents
Ensure contract documents are well-coordinated and of quality – reduce foreseeable change
orders
Evaluate change orders against need, contract documents and market value
Familiarity with owner preferences and responsibility matrix
Produce and evaluate value-engineering opportunities
Manage Budget
Mindful of costs, able to understand “value” of scope to project stakeholders
Develop accurate and validated PM-related budgets
Ensure PM-related budgets are accurate and current
Validate invoices against contracts and budget
Provide accurate monthly cash flow projections with backup
Remain within project budget
Validate hard and soft cost draws and backup for accuracy
Manage Schedule
Develop and regularly maintain and distribute pre-construction schedule
Review and monitor schedules weekly [design, construction]
Correlate actualized work to GC-provided schedule
Review and report on schedule delays, risks and opportunities
Work with the design consultants [pre-construction] and the general contractor
[construction admin] to find creative and workable ways to crash the schedule
Research Development
Conduct lessons learned and implement findings
Attend PM conferences and expand network
Aware of industry and market trends, new technology and new players
Systems Processes
Effectively and efficiently utilize department software
Compliance to systems and processes, provide recommendations for improvements
